We present a new phased financing project – “Truikio namai”. The raised funds will be used for the refinancing of existing loans and the development of the real estate project. The amount raised at this stage is EUR 121 000.

About the project owner:
The project owner has experience in real estate development. Implemented residential real estate development projects with a total area of 2 000 square meters.

The aim of the project:
The owner of the project will use the raised amount for the refinancing of the existing loan, and the other part for the maintenance and installation of the house with an area of 79.99 square meters until it is fully finished. Currently, according to the data of the Registry Center, the completion of the house is 80%. After the construction of this house and the other mortgaged house, it is planned to rent it for two years and then sell it. The expected income from the sale of two houses is about EUR 400 000.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To ensure the investors’ interests, two houses with a total area of 159.98 square meters and a plot of land of 9.71 acres are pledged at the L. Truikio st. 30, Kaunas. According to an independent real estate appraiser, the value of the property pledged to investors is currently EUR 355 000.

Maximum planned amount of funding for the project: EUR 600 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.

Interest by investment amount:
– From 100 EUR to 499 EUR – 10%
– From 500 EUR to 2 499 EUR – 10,5%
– From 2 500 EUR to 4 999 EUR – 11%
– From 5 000 EUR to 14 999 EUR – 11,5%
– From 15 000 EUR – 12%

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
