About the Project:
The project owner continues the development of a residential semi-detached housing project in Kaunas, Šilainiai district, right next to the Neris River. The plot is planned to accommodate 8 semi-detached houses, with areas ranging from 86.05 m² to 114.57 m². Construction works began in April 2025, and completion is scheduled for April 2026. The apartments will be sold with partial finishing.
Currently, construction works are in full progress – façade works are underway (decorative clinker has already been installed on part of the houses), engineering systems have been installed, stairs concreted, windows mounted, internal partitions completed, walls and ceilings plastered, and electrical wiring installed. The actual completion rate of the buildings ranges from 71% to 81%.
The project is being developed in a highly attractive area – just a few steps from the Neris River, with excellent connections to the city centre. This is one of the fastest-developing areas of Kaunas, showing strong demand for residential housing. Currently, 11 preliminary purchase–sale agreements have been signed. Approximately 1 109.71 m² have been pre-sold, which accounts for about 70.9% of the total development area.
The project has been given the name “Upės Horizontai” (River Horizons), and the developer has already launched the official project website www.upeshorizontai.lt. The website provides information about the project, apartment layouts, and other relevant materials intended to introduce future buyers to the project.
Loan information:
The loan will be repaid from real estate sales revenues, which are planned to reach at least 3 104 588 EUR excluding VAT. Interest to investors will be paid from company operational income or advance payments received.
The maximum planned project financing amount is 2 100 000 EUR (1 438 500 EUR already raised). The project is financed based on the current pledged property valuation until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new valuation will be carried out, and further financing stages will only be announced if the set LTV is not exceeded.
The planned collection period for the required amount is 7 days, with the possibility to extend up to 30 days if the funds are not collected.
