The project owner is AB “Nuova” Group, engaged in real estate development, leasing, purchase, sale, management, and administration. The company has been operating in the market for more than three decades, accumulating significant experience in managing diverse real estate assets across Lithuania.
The company pledges its 95.76 m² non-residential café premises, located at Vilniaus St. 35-1B, Kaunas. The property is situated in a strategically attractive area of Kaunas city center and is currently leased.
The lease agreement was signed on June 12, 2025, valid from September 1, 2025, to August 31, 2030. From October 1, 2025, the rent is set at EUR 20.00/m² + VAT, based on the registered area of 95.76 m². The total monthly rent amounts to EUR 1,915.20, and annual net income reaches EUR 22,982.40. The tenant also covers all additional expenses (utilities, administration fees, etc.), and the rent is indexed annually according to CPI.
The raised funds will be used to strengthen the company’s working capital and maintain financial stability.
Loan Information:
The loan will be repaid from the sales revenue of another development project. Interest to investors will be paid from rental income.
The maximum planned project financing amount is EUR 225,000. The project will be financed based on the current appraisal of the pledged property until the set maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is achieved, a new property valuation will be performed, and further financing stages will be launched only if the LTV limit is not exceeded.
The fundraising period is 7 days, with a possibility to extend up to 30 days if the target amount is not reached.
