- Experienced project owner: UAB „Tarptautinės investicijos” and its shareholder have more than 20 years of experience in the real estate sector. Currently, they manage a rental portfolio exceeding 1 500 m², with a total value of 5 million EUR.
- Additional collateral: The full loan amount is guaranteed by the company’s shareholder and CEO, as well as a private individual.

About the Project:
UAB „Tarptautinės investicijos“ seeks to refinance a loan secured by a 73,79 m² apartment with a parking space located on Peteliškių g., Vilnius. The asset is situated in the Užupis surroundings, in proximity to the Old Town, an area characterized by consistent residential demand and limited supply.
The location benefits from established infrastructure, convenient access to the central part of the city, and sustained tenant demand. Proximity to Užupis and the Old Town supports long-term attractiveness, while limited new development in the area contributes to value stability and liquidity. A parking space further strengthens the asset’s position in both rental and sale markets. The pledged asset is fully furnished and adapted for long-term rental. Currently, the apartment generates 1 500 EUR monthly rental income, ensuring a stable cash flow.
Refinancing is required due to changes in the client’s plans – in 2025, the intention was to sell the asset or refinance it with a credit institution through long-term financing. Considering the changed circumstances, the current refinancing is intended to provide additional time to implement these plans. Due to its location, stable rental income, and liquidity characteristics, the asset demonstrates solid exit potential in both rental and sales markets.
Loan information:
The loan will be repaid from the sale of the asset or through refinancing with another credit institution. Interest will be paid from advance payments and/or the company’s operating income.
The maximum planned project financing amount: 335 000 EUR. The project is financed based on the current valuation of the pledged asset until the established maximum LTV is reached. Upon reaching the maximum LTV, a new valuation must be performed, and further financing stages will proceed only if the maximum LTV is not exceeded.
The target amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if funds are not fully collected.
