We present the second stage financing project – “Namas Dusmenu g. 63 II” stage. The funds raised will be used for the development of an existing real estate project. The amount to be raised is EUR 39 900.
The project owner is developing a newly built residential quarter in Vilnius, Dusmenu street. The new quarter is being built with all the necessary communications and an asphalt road. The owner of the project is well acquainted with the surroundings of Lentvaris and has developed a similar type of residential project there and has accumulated a lot of valuable experience in developing residential projects. The project owner has the status of a reliable entrepreneur – the project is rapidly developing and loans are repaid on time.
Progress of the project:
The finishing of the facade has been completed, the interior installation works are continuing. Funds for this phase will be used for further interior installation.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors an 8.34 acres plot of land with a 144.01 square meters A + class residential house is pledged at Dusmenu st. 63, Vilnius. According to an independent real estate appraiser, Ober-Haus, the value of the mortgaged property is EUR 277 000.
Maximum planned amount of funding for the project: EUR 210 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
– From EUR 100 to EUR 499 – 9,5%
– From EUR 500 to EUR 4 999 – 10%
– From EUR 5 000 – 10,5%
