About the Project:
The project owner plans to acquire three agricultural land plots located in Vilnius district, Nemėžis eldership, Daržininkai village, and convert them into residential land, developing a single-family and semi-detached housing residential quarter “Pavasariai”. It is planned to reorganize the existing three plots into 88 individual plots and develop a fully formed residential neighborhood adapted for families and long-term living.

An order of the Vilnius District Municipality Administration regarding the organization of land plot formation and rearrangement project preparation has already been obtained, and detailed planning has been initiated, with an estimated preparation period of approximately 9 months. Documentation processes are actively ongoing, and an analogous project in a neighboring plot has already been successfully implemented – residential houses are currently being built and sold there.

The project is developed in a strategically convenient location, near the A3 road (Minsk Highway), ensuring convenient access to Vilnius city center both by car and public transport. Nearby is the WakeWay park, and new individual housing quarters are rapidly forming in the surrounding area. The territory is surrounded by residential, recreational, and public-use objects, while access to the plots is currently via a gravel road.

The projected total sales revenue of the project amounts to approximately 2 243 000 EUR.

Loan information:
The loan will be repaid through refinancing, and interest payments to investors will be made from the company shareholders’ capital.

Maximum planned project financing amount, secured by a first-rank mortgage: 1 345 800 EUR (EUR 370,000 already raised). The amount may be raised in stages. Please note that in later stages the project may be financed by securing the loan with a second-rank mortgage. Please also note that interest will start accruing once the full required amount of EUR 1,345,800 has been raised. The project is financed based on the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new property valuation will be required, and further project financing stages will be announced and collected only if the maximum LTV is not exceeded.

The target fundraising period is 7 days, with the possibility of extension up to 30 days if the funds are not fully raised.
