We present a new financing project, “Laisves alejos patalpos”. The project owner will use the raised funds for the refinancing of existing loan and for the development of real estate. The amount to be raised is EUR 150 000.

About the project owner:
The project owner has 3 years of experience in the field of real estate and has previously successfully implemented 4 real estate projects on the Profitus platform and has always paid interest and repaid loans to investors on time.

The aim of the project:
The project owner will allocate the raised amount to the refinancing of the existing loan and for the development of the A++ class, 4-story, 18-flat, 947.87 square meter apartment building at Lazunu str. 4, Kaunas. The project under development is located a little away from the hustle and bustle, surrounded by individual houses on the side of Neris, next to Kaunas clinics and the seventh fort of Tvirtove. Currently, 11 apartments have already been sold, and preliminary sales contracts have been signed. This loan will be repay from the income from the sale of real estate. The planned sales revenue of the entire project is about EUR 2 843 610.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To protect the investors’ interests, commercial premises with an area of 103.53 square meters are pledged at the address Laisves ave. 41-1B, Kaunas. These premises are rented and generate constant rental income (contracts concluded until 2025). According to real estate appraiser Ober-Haus, the value of the mortgaged real estate is EUR 270 000 including VAT. We note that the market value of the property valued in the report was based on the income method, where all calculations were made using data excluding VAT, so the value of the property determined by this method does not include VAT. Please note that LTV is calculated from the property value determined in this report plus VAT.

– From 500 EUR to 4 999 EUR – 9%
– From 5 000 EUR to 9 999 EUR – 9,5%
– From 10 000 EUR – 10%
