We present a new project for investment “Laisves 87-6”. The raised funds will be used by the project owner for the purchase of real estate. The amount to be raised for the project is EUR 130 000.

About the project owner:
The project owner has experience in real estate development. Implemented different real estate development projects with a total area of 5 000 square meters.

The aim of the project:
The project owner will allocate the raised amount to the refinancing of the existing loan. The apartment is furnished, currently rented, and its sale is planned in a couple of years. The interest on this loan will be repaid from the company’s operating income.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors, an apartment of 58.61 square meters is pledged at Laisves ave. 87-6, Kaunas. According to an independent real estate appraisal, the value of real estate pledged to investors is EUR 202 000.

The maximum planned amount of project financing: EUR 260 000. The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV. Once the maximum LTV is reached, a new valuation of the property will have to be performed and further stages of the Project financing will be announced and collected only if the set maximum LTV of 70% is not exceeded.

– From EUR 100 to EUR 499 – 8.5%
– From EUR 500 to EUR 999 – 9%
– From EUR 1 000 to EUR 4 999 – 9.5%
– From EUR 5 000 to EUR 24 999 – 10%
– From EUR 25 000 – 11%
