About the Project:
“Jovarų alėja” is a modern residential housing quarter in Kaunas district, Vijūkai village, focused on comfortable, functional, and economical living close to the city. The project consists of 23 plots, where a low-density quarter of individual and semi-detached houses is being developed, suitable both for young families and for those seeking a rational housing solution surrounded by nature.
The quarter is developed in stages. The first stage includes the construction of 14 residential houses on Jovarų street (plots No. 3–20), with different types of housing planned:
- 5 semi-detached houses (10 units) of ~61 m²;
- 4 semi-detached houses (8 units) of ~80 m²;
- 5 single-family houses of ~95–97 m².
The total construction area amounts to 1 734.61 m², and the total planned sales revenue of the first stage is 3 153 521 EUR (about 1 818 EUR/m² excluding VAT). Construction begins with 5 semi-detached houses. It is planned that within one year these properties will reach 85 % completion, be registered in the Real Estate Register, and preliminary sale-purchase agreements will be signed.
The second stage, covering the remaining plots (No. 1, 2, 22, 24, 26, 28), will be developed only after successful realization of the first stage. Although this stage is not financed by this loan, it is included as additional collateral.
The project is implemented in an attractive location – in the north-western outskirts of Kaunas, where low-rise residential development prevails. The area features:
- convenient connection to Kaunas city,
- developed infrastructure,
- availability of public transport,
- a calm and attractive living environment.
Loan information:
The loan will be repaid from real estate sales proceeds. Interest payments are planned to be covered from received advances or the company’s working capital.
Maximum project financing amount: 1 500 000 EUR. The project is financed based on the current valuation of the pledged assets until the established maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new asset valuation must be performed, and further financing stages of the Project will be announced and raised only if the established maximum LTV is not exceeded.
The targeted amount is planned to be raised within 7 days with the possibility to extend up to 30 days if funds are not collected.
