About the project:
UAB “Jore Home”, through the PROFITUS platform, purchased 9 land plots in Marijampolė, on Vasaros Street, for 191,000 EUR (excluding VAT). Some of the plots already had building permits issued. After the acquisition, the area was divided into 18 separate plots, for which new permits are currently being prepared.
The project foresees the construction of 18 semi-detached residential houses with partial finishing. Each duplex will have a total area of approximately 186 m², and the average planned sale price is 1,500 EUR/m² (excluding VAT). Sales are planned to be completed by Q1 2028.
The quarter will feature convenient infrastructure – designed access roads, landscaped public spaces, and easy connections with the city’s main roads. Construction works will be carried out by a related company, UAB “Vasaros namai”, which will hold the right to build on the land plots.
Loan information:
The loan will be repaid from the proceeds of the mortgaged property sales. Interest to investors will be paid from received advances. The total projected sales revenue of the project amounts to 5,022,000 EUR.
The maximum planned financing amount for the project is 2,000,000 EUR. The project will be financed based on the current valuation of the mortgaged property until the set maximum LTV ratio is reached. Once the maximum LTV is reached, a new valuation will be carried out, and further financing stages will be announced only if the maximum LTV is not exceeded.
The target amount is planned to be raised within 7 days, with a possibility to extend up to 30 days if the funds are not collected.
