We present a new staged financing project – “Butas Vilniuje, Giedraiciu 39”. The raised funds will be used for real estate development. The amount raised at this stage is EUR 30 000. This loan will be repaid by the proceeds from the sale of the property.

Project owner:
The project owner has experience in real estate development. Has implemented 9 different construction projects with a total area of 680 square meters.

The aim of the project:
The owner of the project plans to purchase a 50 square meters, two-room apartment on the first floor of an apartment building at Vytenio St., Vilnius. The apartment is planned to be renovated.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors a fully furnished apartment with an area of 42.46 square meters is pledged at Giedraiciu st. 39-5, Vilnius. According to an independent real estate appraiser, the value of real estate pledged to investors is EUR 124 000.

Maximum planned amount of funding for the project: EUR 80 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded. LTV at this stage – 25%.

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
