Staged project “Business center in Zverynas”. The project is intended to refinance a previous loan. “Business Center in Zverynas” is a project in the prestigious Zverynas district, Vilnius. On a commercial plot at Seliu str. 48, it is planned to build 2.5 thousand. kv. m area, A ++ energy efficiency, business center. An architectural competition was organized for the project, during which a unique project, selected to blend harmoniously into the surrounding architectural, social and natural environment, was selected. The winning project was created by the architects of the Arches studio. The project envisages innovative solutions that ensure that the business center will not use additional energy at all, but will produce it entirely independently.

Project funds will be used for refinancing due to the extended change of purpose of the plot. During the project period, negotiations with the Zverynas community on the project took place and the design of the business center was started. Documents for obtaining a building permit are currently being prepared. The previously borrowed funds were used for the development of other projects of the Citus group of companies. The primary source of repayment is other projects implemented by the group of companies. To date, the developer pays all contributions on time.

Investors are pledged as collateral for a 12.53 ares plot with a value of EUR 850,000 according to the independent real estate appraiser Centro Kubas (November 9, 2020).

For all investors, real estate is mortgaged with a primary mortgage.

Maximum planned amount of project financing: EUR 471,000. The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV – 56%. Further stages of the Project financing will be announced and collected only if the set maximum LTV is not exceeded.

We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days. without raising funds.
