We present a new financing project – “Berzas 13A-1”. The raised funds will be allocated to the development works of the second construction phase of the project “J7” being developed in Palanga. The amount to be raised is EUR 149 000.
The aim of the project:
The project owner will allocate the raised funds to the works of the second construction phase of the “J7” project. The stage consists of 10 identical semi-detached houses, in which the apartment areas will be 48.75 square meters each. In total, it is planned to invest about EUR 2 000 000 in the development works of this stage, and the apartments will be sold for EUR 145 000 each. Currently, preliminary sales contracts have been signed for 5 apartments out of 20 for sale, the value of which is EUR 725 000. The total planned sales revenue of the second construction phase is EUR 2 900 000.
About the project owner:
In 2022, UAB “Ritata” financed and successfully implemented the “J7 BerZas” real estate project on the Profitus platform. In almost four months, the Profitus investor community raised EUR 2 973 000 for this project, and investors earned as much as EUR 180 000.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To protect the interests of investors, an apartment with an area of 60.33 square meters and a part of a plot of land of 1.59 acre are pldeged at the address Latgalos st. 13A-1, Palanga. The completion of the apartment according to the data of the registry center is 85%, but the real completion is 100%. According to an independent real estate appraisal, the value of real estate pledged to investors is EUR 225 000. In addition, the company’s director and shareholder Aistis Bartkus provides a guarantee for this loan.
