About the Project:
The project owner operates a short-term rental business in Vilnius by renting newly fitted real estate in the Paupys district. The pledged asset consists of two separate loft-type apartments with separate entrances, fully fitted and adapted for short-term accommodation. The total registered property area is 73,38 m².
The lofts have been actively operated since April 2025 and generate stable short-term rental income. Net rental income currently amounts to approximately 1 614 EUR per month. The pledged properties are fully fitted and do not require additional investment.
At present, the project owner does not plan to sell the property, considering the Paupys district a long-term and promising investment.
The pledged property is located in the Paupys district, one of the most modern and highly regarded quarters of Vilnius. It is a central part of the city, distinguished by high architectural quality and developed infrastructure. The quarter is located near the river and close to the Old Town, with numerous cafés, restaurants, galleries, and public spaces. Paupys has also received international recognition as the first Lithuanian real estate project to be ranked among the four best urban development projects at the prestigious MIPIM Awards. Due to its central location, high quality of life and leisure, and constant flow of tourists and business visitors, the area remains attractive for short-term rental activity.
At this stage, the raised funds will be used to refinance an existing loan with another credit institution and to provide working capital for the company.
Loan information:
The loan will be repaid from proceeds of the property sale or through refinancing with another credit institution, while interest will be paid from rental income and the shareholders’ personal capital.
Maximum project financing amount: 311 000 EUR. The project is financed based on the current valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new property valuation will be required, and further financing stages will be announced and raised only if the maximum LTV is not exceeded.
The target amount is planned to be raised within 7 days, with a possibility to extend up to 30 days if the funds are not collected.
