About the Project:
The company UAB “Būna ir taip” intends to purchase a real estate property located at A. Mackevičiaus St. 105, Kaunas. The purchased property consists of: an apartment unit, 180/491 share of the land plot, and other engineering structures– yard constructions (part of a courtyard), ensuring the completeness of the pledged asset. The acquired property will be used for the company’s office activities and administrative needs.
The company owner's contribution amounts to EUR 78,182, which includes the platform commission fee. The share of own funds in the loan amount is approximately 20% of the total loan amount.
The pledged property is in a good location – Kaunas, Žaliakalnis district, near the city center. The district features developed infrastructure, central utilities, and a rich cultural environment. Growing demand and active development of the area ensure stable asset value appreciation.
With the financing provided, the buyer will acquire property currently owned by MB “Jonresta”, which was sold in enforcement proceedings for EUR 380,000. The enforcement case is carried out by UAB “Profitus Crowdfunding” due to MB “Jonresta’s” non-fulfilled obligations. The head of MB “Jonresta” is the brother of the head of UAB “Būna ir taip.” The purchased property will be pledged under conditional mortgage, ensuring the fulfillment of the loan agreement with the buyer. This conditional mortgage will take effect once the arrest of the conditionally mortgaged property is lifted — after MB “Jonresta’s” debt repayment and the removal of existing mortgages on the property under enforcement. Once the conditional mortgage comes into effect, the property (apartment and land share) will become pledged under a first-rank mortgage in favor of UAB “Profitus Crowdfunding”, securing the borrower’s obligations under the loan agreement. Within 3 months of signing the loan agreement, other engineering structures – yard constructions (part of the courtyard) will also be pledged. Personal guarantees for the full loan amount will also be provided by the owner of UAB “Būna ir taip” and another private person.
Loan Information:
The loan will be repaid either through refinancing at another credit institution or from proceeds from the sale of the property. Interest to investors will be paid from the company’s operating income or shareholder’s capital.
Maximum financed amount: EUR 316,818.
The fundraising campaign is planned to be completed within 7 days, with the possibility to extend up to 30 days if funds are not collected in time.
