About the Project:
Vycio Slenis is a project of 10 residential houses. PROFITUS is pledging 5 land plots where A+ energy class, single-storey, 236 m² five semi-detached residential houses will be developed. The total planned area of 10 residential houses is 1,181 m². Currently, land plots are being prepared for construction, foundations have already been installed on one land plot, and building walls are being erected. The residential houses are planned to be fully finished and sold.
Project Progress:
With the funds from previous stages, block partitions, reinforced concrete foundations and walls, and a reinforced concrete slab were installed in the project. A new property valuation has been carried out, and construction works have reached 34% completion. Since the beginning of the project, the value of the property has increased from EUR 311,000 with VAT to EUR 601,000 with VAT. The funds raised at this stage will be used to continue further construction work.
Loan Information:
The estimated sales revenue is EUR 2,834,400 with VAT. This loan will be covered by the project's sales revenue, and interest to investors will be paid from the project owner's operating income.
The maximum planned project financing amount is EUR 1,500,000 (already collected EUR 162,694). The project is financed according to the current valuation of the pledged property until it reaches the established maximum loan-to-value ratio (LTV). Upon reaching the maximum LTV, a new property valuation will have to be carried out, and further project financing stages will be announced and collected only if the established maximum LTV is not exceeded.
We plan to raise the required amount within 7 days with the possibility of extending up to 30 days if the funds are not raised.
