About the Project:
The project owner plans to develop a block of single-family terraced houses in Pilaitė, Vilnius. The project will consist of 15 separate property units, two of which already have building permits issued. The total area of the complex will be 1,372.62 m², with individual houses ranging from 81.06 m² to 98.30 m². All houses will be sold with partial finishing, and the project is scheduled to be completed by June 2026. Considering the attractiveness and demand in the area, fast sales are expected. The total projected sales revenue is 3,063,871 EUR.
The project will be developed in Pilaitė – the western part of Vilnius, near the western bypass. This is a rapidly expanding district with apartment blocks, individual houses, and new construction projects. The infrastructure is convenient – plenty of kindergartens, schools, shopping centers, and service providers. The area is also attractive due to its greenery and proximity to nature: lakes, parks, and recreational areas are nearby. Travel to the city center by car takes 15–20 minutes. Such a location ensures high asset liquidity and timely realization.
Loan Information:
The loan will be repaid from the sale of the mortgaged property. Interest to investors will be paid from the received advance or company revenues.
The maximum planned financing amount is 2,000,000 EUR. Financing will be provided according to the current property valuation until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be performed, and further financing stages will only be launched if the maximum LTV is not exceeded.
We plan to raise the required amount within 7 days, with the possibility of extending up to 30 days if funds are not collected.
