About the Project:
The project owner intends to acquire three agricultural land plots located in Vilnius district, Nemėžis eldership, Daržininkai village, and convert them into residential land, developing a residential quarter of single-family and semi-detached houses “Pavasariai”. It is planned to reorganize the three plots into 88 separate plots and develop a fully structured individual housing quarter adapted for families and long-term living. On the adjacent plot, the project owner has implemented an analogous residential project “Pavasariai”, where infrastructure has been developed, green areas formed, and convenient access to Vilnius city center ensured. For the planned development stage, an order has already been received from the Vilnius District Municipality Administration for the organization of the land plot formation and rearrangement project preparation, and the detailed plan preparation has commenced (estimated duration – approx. 9 months). Total projected sales revenue of the project – approx. 2 243 000 EUR.

Loan information:
The loan will be repaid through refinancing, and interest to investors will be paid from the shareholders’ capital.

The maximum planned project financing amount secured by a first-ranking mortgage: 1 345 800 EUR (Already raised 670 000 EUR). The amount may be raised in stages. In later stages, the project may be financed with a second-ranking mortgage. Interest will start accruing once the full required amount of 1 345 800 EUR is raised. The project is financed based on the current pledged asset valuation until the maximum LTV is reached. Upon reaching the maximum LTV, a new valuation will be required, and further financing stages will be announced only if the maximum LTV is not exceeded.

The targeted amount is planned to be raised within 7 days, with the possibility to extend up to 30 days.
