  • Experienced developer: The project owner UAB “Demus Nida Development” is part of the CITUS group of companies, which specialises in real estate acquisition, development and management. The group has implemented many successful projects in Vilnius, Kaunas and other cities (such as “Visi savi”, “Link Ten”, “Radio City” and others), with a total developed area of around 143 000 m².
  • Strategic location: The project is being developed in the Skruzdynė neighbourhood in Nida – a prestigious area in the UNESCO-protected Curonian Spit, approximately 1 km from the centre of Nida and about 1,7–1,8 km from the Baltic Sea. Project overview:
The project owner received financing in 2024 for real estate acquisition. In February 2025, the developer acquired from a related company, UAB “Project 19”, phases II and III of the “Nidos bangos” project and planned, after obtaining reconstruction permits, to develop a 32-apartment complex with parking spaces and storage rooms, as well as SPA and restaurant areas. The funds being raised will be used to refinance the existing obligation on the PROFITUS platform.

The need for refinancing arose because the reconstruction permit issuance and coordination procedures have taken longer than planned, and the permit has not yet been obtained. The permit is expected in Q1 2026, with sales planned to start from Q4 2026 and full project realisation by Q4 2027.

“Nidos bangos” is a reconstruction and development project of buildings located on Skruzdynės Street in Nida, one of the most expensive and liquid resort locations in Lithuania. In phases II and III, 32 apartments are planned:

  • “Mažoji banga” – 8 apartments (average area ~40,6 m²),
  • “Marių banga” – 24 apartments (average area ~63,81 m²).

The project concept is complemented by 626,05 m² of shared areas – SPA and restaurant zones – and 29 car parking spaces as well as 17 storage units.

Location highlights:
The project is located in the Skruzdynė quarter in Nida – one of the most prestigious Lithuanian resorts in the Curonian Spit, a UNESCO-protected area. It is a unique location between the Curonian Lagoon and Pamario Street, next to the Herman Blode hotel and key historical sites of Nida: around 1 km to the central part of Nida and about 1,7–1,8 km to the Baltic Sea. Access is convenient, with fully asphalted roads, and the Neringa cycling path connects Nida with Klaipėda; during the season, accessibility is further improved by ferry connections to the Curonian Spit. The surrounding area is clearly oriented towards leisure – dominated by holiday and apartment buildings, hotels, a harbour, yacht marina, cafés and other service infrastructure. Due to limited supply and the high prestige of the area, real estate in Nida is characterised by particularly high prices and long-term liquidity, and the “Nidos bangos” location is considered one of the most attractive in the entire Neringa market.

Loan information:
This loan will be repaid through planned refinancing. Interest to investors will be paid from the project owner’s operating income.

First-stage financing amounts to 3 157 200 EUR, of which 2 475 000 EUR is allocated for refinancing the previous loan, 50 350 EUR for working capital, and 631 850 EUR will be disbursed only after the reconstruction permit is obtained. In the future, the maximum total project financing amount may reach 9 500 000 EUR, and a syndicate partner may be involved in the process at a later stage.

The targeted amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if the funds are not fully collected.
