We present the new phased financing project – „Namas Dangaus gatveje". The project owner will use the funds raised for real estate development. The amount to be raised is EUR 82 700.
About the project owner:
Terasita UAB has extensive experience in real estate, having completed various construction projects (houses, semi-detached houses, single-family houses) with a total area of more than 10 000 square meters. The developer has also financed the project „Norku g.10" on the Profitus platform and has been paying interest to investors on time.
Project objective:
The project's owner is developing an apartment in a two-story house with a garage for two cars. The area of the apartment to be developed will be approximately 248 square meters. The apartment will be with a two-car garage. According to the Centre of Registers, the registered completion rate of the house is 35%.
This loan will be repaid by the project owner from the proceeds of other property sales. The developer is currently developing over 10 residential use properties (houses, semi-detached houses, single-family houses).
As security, the real estate is pledged to the investors with a first mortgage:
To protect the interests of the investors, a plot of land with an area of 11.39 acres, as well as a single–family dwelling to be developed with an area of 248 square meters, currently with an area of 156.93 square meters. The land plot and the single-family home are located at Dangaus St. 27G, Raisiai Village, Vilnius District Municipality. According to an independent real estate appraiser, the value of the mortgaged property is EUR 176 900.
The maximum planned amount of funding for the project: EUR 300 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.

- From EUR 1 000 to EUR 2 999 – 9,5%
- From EUR 3 000 to EUR 9 999 – 10%
- From EUR 10 000 to EUR 29 999 – 10,5%
- From EUR 30 000 – 11%
