Project objective: The project owner plans to acquire a land plot in Vilnius, Karoliniškės district, with a primary designated use for multi-apartment residential buildings and dormitories. The plot is located in a well-established part of Vilnius with developed infrastructure and convenient connections to other city districts.

Registered garage building foundations exist on the plot, with a recorded completion level of 5% according to the State Enterprise Centre of Registers; however, in practice these foundations have been dismantled and only a foundation pit remains. Currently, the land plot does not have a construction permit (CP), but the project owner plans to obtain the permit in Q2 2027 and, upon receipt, commence construction of a multi-apartment residential building.

The project will be implemented by a company belonging to the CITUS group – one of the largest real estate development and investment groups in Lithuania with over 10 years of experience. The CITUS group specializes in residential and mixed-use developments and has implemented projects in Vilnius, Kaunas, and other cities. The total developed area of the group’s projects amounts to approximately 143 105 m².

Loan information: The loan will be repaid through refinancing, and interest will be paid from the company’s operating income.

At this stage, the funds raised will be used for real estate acquisition and the company’s working capital. Please note that interest will start accruing once the amount required for acquisition is raised, i.e. 2 069 752 EUR.

Maximum project financing amount: 3 000 000 EUR (1 000 000 EUR). The amount may be raised in stages. The project is financed based on the current valuation of the pledged asset until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be performed, and further financing stages will be announced and raised only if the established maximum LTV is not exceeded.

The target amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if the funds are not collected.
