About the Project:
The project owner has acquired a residential land plot in the Mārupe district, Riga, at Viesturu St. 16, where a project consisting of 9 individual / terraced residential houses “Kupenas II” is planned, focusing on modern living quality and high energy efficiency.

The “Kupenas II” project is designed to provide a high-quality living environment balanced between comfort, technological solutions, and privacy. Houses of various sizes and functional layouts are planned, featuring spacious living areas, terraces, garages, and landscaped private outdoor spaces. The residential area is designed to be safe and family-friendly, taking into account nearby social, commercial, and transport infrastructure.

Construction works are planned to begin in February - March 2026, with preparatory project stages carried out beforehand. The project is not yet actively marketed, however, pre-sales are planned to commence together with the start of construction, depending on market conditions and buyer interest. Pricing will be aligned with the current market level in the area, based on the developer’s experience from having successfully completed and sold a comparable 9-house project nearby and having a strong understanding of local market dynamics.

The projected total sales revenue of the project amounts to 3 090 900 EUR.

At this financing stage, the raised funds will be used for refinancing an existing loan and for the company’s working capital needs.

Loan information:
The loan will be repaid from property sales proceeds or through refinancing, while interest will be paid from advance payments and/or the company’s operating income.

The maximum planned project financing amount is 1 800 000 EUR. The amount may be raised in stages. Please note that in later stages the project may be financed by securing the loan with a second-rank mortgage. The project is financed based on the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation will be required, and further financing stages will only be launched if the maximum LTV is not exceeded.

The target amount is planned to be raised within 7 days, with the possibility to extend the fundraising period up to 30 days if the funds are not collected.
