We present the second stage of the phased financing project - "Juozapaviciaus prospekte". The raised funds will be allocated by the project owner for real estate development. The amount to be raised at this stage is EUR 102 100.
The aim of the project:
The owner of the project is developing a residential quarter - "Bajoru kvartalas". The areas of one-storey semi-detached and detached houses are small, 80, 90, 114 square meters. The project will also have a fully developed infrastructure with asphalt roads, convenient access, all city communications and fiber-optic Internet. The houses will be for sale. The planned sales revenue of one apartment is from EUR 152 000 to EUR 171 200, and the estimated sales revenue of the whole project will reach over EUR 2 000 000. The funds raised in the first phase of this project were used to pay for construction materials and part of the work.

The owner of the project has experience in the field of real estate, has implemented projects with a total area of 7 000 square meters, a total of 80 houses.
To secure the interests of investors, real estate is pledged with a primary mortgage:
In order to protect the interests of investors, the following are pledged: a residential house with an area of 107.98 square meters and other buildings with a 6.4 acre plot of land belonging to them, at A. Juozapaviciaus Ave. 129A, Kaunas and 21.51 ares plot of land, address A. Juozapaviciaus ave. 127B, Kaunas. According to an independent real estate appraisal, the value of real estate pledged to investors is EUR 372 000.
Maximum planned amount of funding for the project: EUR 280 100. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
The investment term is up to 12 months, at this part the exact return date of the investment is provided on 31/05/2023.
Interest by investment amount:
- From 100 EUR to 299 EUR – 9,5%
- From 300 EUR to 1 499 EUR – 10%
- From 1 500 EUR to 4 999 EUR – 10,5%
- From 5 000 EUR – 11%
