About the Project:
In July 2024, the project developer acquired 16 land plots located in Didžioji Riešė, Riešė eldership, Vilnius district municipality, on Ateities street, for EUR 400,100. In 2025, building permits were obtained for the construction of single-family residential houses. The project envisions 16 one-storey A++ energy class houses, each with a floor area of about 157.42 m² and designed with 5 rooms. The land plots vary in size from 10 to 12 ares. The residential quarter will feature convenient infrastructure – asphalted streets, pedestrian paths, lighting, and automatic entrance gates. Each house will be equipped with a solar power plant and an electric vehicle charging station.
The project is located in the Vilnius district, near the Molėtai highway, in a convenient area that allows quick access to Vilnius city center and other districts. The location is attractive for residents seeking to combine suburban living with easy daily commuting. Nearby there are shopping centers, schools, kindergartens, and leisure areas, making the place especially suitable for families. The surroundings offer suburban privacy and tranquility, which increases the value of the location in the higher-income buyer segment.
Upon completion and sale of the properties, the total project sales revenue is expected to reach EUR 5,214,876 (excl. VAT), with an average planned sale price of EUR 2,070/m² with partial finishing. At this financing stage, the aim is to refinance the loan granted by another creditor, which was used to purchase the land plots, and to allocate part of the funds for project development. In later financing stages, the raised funds will be directed towards construction works.
Loan Information:
The loan will be repaid from the proceeds of real estate sales, with refinancing possible through another financial institution. Interest to investors will be paid from advance payments made by buyers.
Maximum financed amount: EUR 3,250,000 (Already raised EUR 160,000). Please note that in the next stage, the project will be financed based on the LTC ratio. The LTC ratio (Loan-to-Cost) indicates the relationship between the loan amount and the total project cost. Project financing will be provided according to the submitted construction completion certificates, transferred to the general contractor’s account, without exceeding the maximum LTC and the maximum loan amount. No new property valuation will be carried out between financing stages; the financing decision will be made based on the approved Construction Supervisor’s completion certificate and proof of the Client’s equity contribution. The LTC method will be applied until the total loan amount reaches approximately EUR 1,307,850. Once this amount is reached, the remaining sum will be financed using the LTV method.
The target amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if funds are not fully collected.
