About the Project:
The project owner continues the development of the five semi-detached residential houses “Harmony Homes” in Vilnius, Kazio Bizausko Street. The project is being developed on five separate plots of land, where ten apartments are planned to be built. Currently, work is being carried out in several stages – part of the construction has already reached significant progress, while development on the other plots is moving forward. A project website was recently created – www.harmonyhomes.lt – presenting the project vision and architectural solutions.

Since the last financing stage, clear progress has been achieved. On the plot at Kazio Bizausko g. 102, a semi-detached residential house has already been registered, with a construction completion rate of about 11%. In the three adjacent plots, six apartments have been registered – two in each semi-detached house. According to the data of the Centre of Registers, the construction completion of these buildings currently reaches about 43–44 percent. In these objects, the walls have been erected, roof installation has begun (the frame has been installed and the membrane placed), and stairs to the second floor have been built. In two of the three semi-detached houses, windows, exterior doors, and facade insulation have already been installed.

The project is planned to be completed up to partial finishing and realized by selling the apartments. After construction and sales are completed, the total project revenue should reach about 2 531 255 EUR.

Loan information:
The loan will be repaid from the apartment sales revenue, and interest to investors will be paid from advance payments or the company’s working capital.

Maximum financed amount: 1 900 000 EUR (Already collected 586 198 EUR). The project is financed according to the existing valuation of the collateral until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new valuation of the property must be performed, and further financing stages will be published and collected only if the maximum LTV is not exceeded.

We plan to raise the targeted amount within 7 days, with the possibility to extend up to 30 days if the funds are not fully collected.
