About the project:
The developer UAB "CITUS namai" seeks to refinance the existing commitment, which was allocated for the acquisition of a land plot (address: S. Staneviciaus st. 1, Vilnius, link). Project plan: Approval of the detailed plan, relocation of the underground utilities to the edge of the site, execution of the planning work, granting of the building permit and sale of the land. The project owner intends to complete all of this work by the end of the second quarter of 2026.

Preliminary design proposals prepared by the owner of the project foresee that the land plot will be used for the construction of multi-family dwellings with commercial premises, warehouses and underground car parking. The salable area of apartments and commercial premises will be approximately 8,000 m². It is planned to have 134 apartments, 4 commercial premises, 5 storage rooms and 71 underground parking spaces.  

Loan information:
This loan will be repaid from the proceeds of the sale of the land plot with a construction permit, which is expected to be about EUR 3,300,000 excluding VAT. Interest will be paid to investors from the project owner's operating income.  

Maximum planned project funding amount: EUR 1,600,000. At this stage, the loan-to-value ratio (LTV) is 39% (excluding VAT). The remaining funds will be collected in the next stage, only after the detailed plan is approved, up to a maximum of 75% of the market value of the collateral (excluding VAT).


We plan to raise the amount within 7 days, with the possibility to extend it to 30 days if the funds are not raised.
