About the Project:
The project owner, located at Europos Ave. 70 in Kaunas, has acquired a four-storey industrial building with a total area of 8,005.19 m². The aim is to carry out a major renovation of the building and increase the total area to 9,345.84 m². After the renovation, the building will be adapted for both rental and sale according to the intended use of the premises. According to the project, apartments will be installed on the fourth floor, creative studios and lofts on the third floor, and the premises on the first and second floors will be designated for rent. The entire second floor has already been leased – a 12-year rental agreement has been signed with one of the largest fitness club chains in Lithuania. Currently, 45 out of 63 units have been sold, and the project also includes the construction of 80 parking spaces.
Since the start of financing, significant work has been completed on the site. The roof is nearing completion, and demolition and interior renovation works are ongoing. Electrical connections and wiring have been installed on the fourth floor, and the premises are being plastered. About half of the masonry work on the third floor has been completed, unnecessary shafts have been filled in, and all window openings have been framed with metal structures. In addition, the developer has leased an adjacent plot of land from the municipality, which is strategically important for the construction of an additional parking area.
The funds raised will be used to complete the capital renovation works and adapt the building for rental and sale, aiming to fully realize its commercial potential.
Loan Information:
The loan will be repaid from real estate sales and rental income. Interest payments will be covered by the company's working capital or rental income. The total expected project revenue from sales and rent amounts to 10,938,721 EUR. If needed, the loan may be refinanced.
Maximum Planned Project Financing Amount: 4,820,000 EUR (2 270 800 EUR already raised). The project is financed based on the current valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is met, a new property valuation must be conducted, and further financing stages will only be launched if the set maximum LTV is not exceeded.
We plan to raise the targeted amount within 7 days, with the possibility to extend up to 30 days if the funds are not collected.
