About the Project:
The project owner has acquired part of a land plot with a building permit and continues the development of a residential housing project in the Silainiai district of Kaunas, right next to the Neris River. The plot is planned to accommodate 8 semi-detached houses with areas ranging from 86.05 m² to 114.57 m². Construction works started in April 2025, with project completion scheduled for April 2026.
The apartments will be sold in partial finish condition. The project is progressing rapidly – foundations have been poured, walls erected, windows installed, floors concreted, and facade works are ongoing. 7 preliminary sale–purchase agreements have already been signed. The location is very attractive – just steps away from the Neris River with excellent city center access, ensuring high sales potential. The project owner has already invested EUR 558,884 of own funds. The raised funds at this stage will be allocated to further project development.
Loan information:
The loan will be repaid from real estate sales revenues, which are expected to reach no less than EUR 3,104,588 excluding VAT. Interest to investors will be paid from company revenues or received advance payments.
The maximum planned project financing amount is EUR 2,100,000 (of which EUR 738,500 has already been raised). The project is financed based on the current valuation of pledged property until the maximum LTV ratio is reached. Once the maximum LTV is reached, a new property valuation will be carried out, and further financing stages will only be announced if the set maximum LTV is not exceeded.
The targeted amount is planned to be raised within 7 days, with the possibility of extension up to 30 days if funds are not fully collected.
