About the Project:
At the address Darbininkų g. 39, Vilnius, a five-story administrative building with a basement is planned, which will become a unique center for creativity, business, and community. The project is initiated by “Brazzi Studio” – a professional photography and videography company with ten years of experience. With this project, Brazzi Studio aims to create a space tailored not only to their activities but also to the creative industry and business community.
The Project Will Include:
- 1st Floor – A spacious filming studio up to 280 m² with 7 m high ceilings and car access (entry height – 3.40 m);
- 2nd–3rd Floors – Spaces for creative projects or offices, rooms for residents, academy and training classrooms, podcast areas;
- 4th Floor – A professional photo, video, and content creation studio with various zones;
- Rooftop – Recreational zone for creators and employees.
The building will include two staircases, two elevators, and 49–62 parking spaces. The architecture will follow a gallery style allowing flexible adaptation for various uses – from long-term offices to temporary exhibitions or events. The total building area is about 2,590 m², with the above-ground part being approximately 2,047.61 m², of which around 2,007.4 m² is administrative premises. Currently, funds are being raised for the purchase of the land plot. The land is sold without a building permit, but a detailed plan and design proposals approved by the Vilnius City Municipality are in place. The building permit is expected to be obtained by November 2025. The construction works will not be financed through the PROFITUS platform – the funds are allocated solely for the land acquisition.
Loan Information:
The loan will be repaid from the turnover of UAB "Brazzi Studio", generated through the "Brazzi Academy" platform, which conducts international photography training targeting foreign audiences to expand the scope and diversify income sources.
Interest will be repaid from the income of this activity. If needed, the loan may be refinanced through another financial institution.
Maximum planned project funding amount: 478,500 EUR (278 500 EUR already raised). Note: the amount may be raised in stages. Interest will be calculated from the moment the full amount (478,500 EUR) is collected.
The target amount is planned to be collected within 7 days, with the possibility to extend up to 30 days if necessary.
