About the Project:
The project owner seeks to refinance an existing obligation on the PROFITUS platform. Funds raised in 2024 were used to acquire a land plot in Kaunas, Medekšinės g. 17A.

The need for refinancing arose due to delays in obtaining the construction permit. The project owner had to revise the planned parking solutions for the multi-apartment building, which required redesigning the entire project — this process took around 6 months. During the update, an underground parking lot was designed, and apartment layouts were optimised, increasing the saleable area. The updated project has been submitted for public review, and the construction permit is expected to be issued by February 2026.

According to the updated design, the planned construction includes a multi-apartment residential building with a total area of 7 037.64 m². The building will comprise a 2 621.59 m² underground parking area and a 4 416.05 m² above-ground section. The project includes 72 apartments and 91 parking spaces. Apartments will be sold with partial finishing. Total planned sales revenue amounts to 12 653 595 EUR.

Due to changes in the construction permit timeline, construction start is planned for March 1, 2026, and completion is scheduled for May 31, 2027. Preliminary sales agreements are expected to begin after receiving the construction permit (February 2026), while notarial sales are forecasted to start in December 2026 / January 2027.

Loan information:
The loan will be repaid from property sales revenue, while interest will be paid from advance payments.

Maximum planned project financing amount: 5 000 000 EUR. The project is financed according to the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Once maximum LTV is reached, a new valuation must be conducted, and further financing stages will be announced only if the LTV does not exceed set limits.

We plan to raise the required amount within 7 days, with the possibility to extend the term up to 30 days if needed.
