- Income-generating assets: The project is secured by mortgaged assets—13 residential apartments, 6 of which are currently rented out. The rental income amounts to approximately EUR 2,200 per month.
- Additional security: The entire loan amount is guaranteed by UAB “MT grupė”, a company that has been operating profitably for more than 5 years, specializing in real estate rental and sales.

– From 500 EUR to 3 499 EUR – 8.80%
– From 3 500 EUR– 9.10%

About the Project:
The project owner is developing a residential project—a multi-apartment building with 32 apartments. The owner is mortgaging 13 of these apartments, 6 of which are currently rented and generate EUR 2,220 in monthly income. Rental agreements for an additional 2 apartments are planned to be signed shortly, while the remaining 5 are currently undergoing finishing works. Based on market demand, these apartments will either be rented or sold, with a rent-to-own option also being offered. All existing rental agreements include a tenant's first right of refusal to extend the contract.
The funds raised in this stage will be used to refinance a portion of the existing PROFITUS loan and to cover the company’s working capital needs.
Loan Information:
The loan will be repaid from property sales income or refinancing, while interest payments to investors will come from rental income and other company funds.
The maximum planned financing amount for the Project is EUR 450,000 (173,000 EUR already raised). The project is financed based on the current valuation of the mortgaged property until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new property valuation must be performed, and further funding rounds will only be announced and raised if the set maximum LTV is not exceeded.
The intended amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if the funds are not collected in time.
