Introducing a new phase financing project – „Zalias namas Misko g.“.  The project owner will use the majority of the amount pooled in this phase for the development of the property and the rest for the refinancing of the existing loan. The amount to be raised in this phase is EUR 40 700.

The project owner has previously received funding on the Profitus platform and has completed a real estate project „Ekonamai". The project has been successfully completed and the investors have been settled on time.

About the project:
The owner of the project intends to develop a residential estate on 7 plots of land at Naujojo Tarpupio village, Misko st. 2, 8, 10, 13, 14, 16, Trakai district. The area of the single-family dwelling house will be 79,11 square metres. The funds from the first phase will be used for the construction of the first eco-friendly house. After the first house has been built to partial completion, a new valuation of the property will be carried out and requested additional funding. The proceeds of the sale will be used to repay this loan. The estimated single-family sales proceeds are EUR 150 000 with VAT.

Construction technology for future houses:
The project will build eco-friendly A++ class houses using straw-bale construction technology. The panels are manufactured in the factory according to the design of the future house and then installed on the poured foundations. One of the advantages of this construction is the homogeneous distribution of straw as an insulating material in the wooden frame. This ensures uniform thermal properties and prevents thermal bridges, which are often caused by improper construction, when insulating with mineral wool, a popular insulation material in the building industry. For developers, this technology allows them to manage construction costs, as the manufacturers provide an accurate estimate of the construction cost of the house. The cost of building this type of house is often lower than that of a brick house. In the photos you will see an example of an A++ house being built by the project owner.

Maximum planned amount of funding for the Project EUR 100 000. The project will be financed on the basis of the current valuation of the mortgaged property until it reaches the established maximum LTV. Once the maximum LTV has been reached, a new valuation of the property will be carried out and further rounds of financing for the Project will only be advertised and collected if the set maximum LTV is not exceeded. The Loan to Value (LTV) including VAT at this stage is 36%.
