We present a new staged financing project – “Verslo centras Zveryne”. The raised funds will be used for the refinancing of the previous loan. The amount to be raised at this stage is EUR 296 500.
The aim of the project:
The owner of the project is preparing to develop a high-class business center. It is planned to build a two-volume building, the facade of which would be dominated by glass showcases. The area of the future business center is planned to be about 4 300 square meters, of which about 2 300 square meters will be the above-ground part of the building (office), and the rest will be the underground parking floor. Future construction costs will amount to EUR 5 450 000. The primary source of repayment is other projects carried out by the group of companies.
Progress of the project:
At the moment, architectural solutions are being coordinated with the municipality, during the consultations the aim is to refine the optimal project concept. After the concept is approved, the project will be prepared and the publicity procedure will begin. Funds raised at this stage will be used by the project owner for the refinancing of existing loans, and the design and other necessary documentation will be financed with the capital of the group of companies.

To secure the interests of investors, a 12.53 ares plot is pledged, at Seliu st. 48, Vilnius. ccording to an independent real estate appraisal, the value of real estate pledged to investors is EUR 1 234 200 including VAT. Lease note that the market value of the property valued in the report was based on a combination of methods (income and expenses, as an auxiliary comparative method used), where all calculations were made using data without VAT, so the value of the property determined by this method does not include VAT. Please note that LTV is calculated from the property value determined in this report plus VAT.
Maximum planned amount of funding for the project: EUR 631 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
For new investors, the property will be temporarily pledged with a second mortgage, after refinancing all stages, all secondary mortgage holders – investors, will receive a pledge of the primary mortgage. The existing primary mortgage is administered by “Profitus”, so all investments are protected.

We confirm that the financing of the project is carried out in accordance with the principles of transparency, impartiality, openness and equality.
