We present a new staged financing project "Sveciu namai Kontininku g. 5", the funds of which will be allocated to the the development of real estate. The amount to raised at this stage is EUR 150 000.

The owner of the project has many years of experience in real estate development. Implemented different real estate development projects with a total area of 64 000 square meters.
The aim of the project:
The project owner will allocate the raised amount to the development of other projects in Palanga and settlement with contractors. The company borrows by mortgaging a 437.14-square-meter, three-story guest house with shopping and catering services. The guest house consists of 13 apartments. This loan will be repay by the company's other real estate sales proceeds.

To secure the interests of investors, a 437.14-square-meter, three-story, 13-apartment guest house with shopping and catering services and an 8.45-acre plot of land are pledged at Kontininku st. 5, Palanga. According to an independent real estate appraiser, the value of the property pledged to investors is EUR 1 270 000.
Maximum planned amount of funding for the project: EUR 600 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
- From 100 EUR to 499 EUR – 8%
- From 500 EUR to 2 499 EUR – 8,5%
- From 2 500 EUR – 9%

We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days without raising funds.
