We present a new phased financing project - "„Seimos dvibutis" Gvazdiku kvartale". The raised funds will be used for the development of the real estate project. The amount to be raised at this stage is EUR 36 000.
About the project:
The owner of the project is developing an A++ class, 230 square meter, two-story semi-detached house with a carport on a 7.96-acre plot of land. At the moment, the foundations of a semi-detached house have been poured in the project. The apartments will be sold partially finished. Estimated sales revenue of the entire project is EUR 370 000.
About the project owner:
The group of companies of the project owner has accumulated extensive experience in the field of real estate. In total, they have developed different real estate development projects with a total area of 15 000 square meters.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To protect the interests of investors, a plot of land with the foundations of a semi-detached house, is pledged at Gvazdikiu Sody str. 11, Vilnius. According to an independent real estate appraiser, the value of real estate pledged to investors is EUR 60 300.
Maximum planned amount of funding for the project: EUR 200 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded. LTV at this stage - 60%.
Interest by investment amount:
- From 100 EUR to 499 EUR – 9.5%
- From 500 EUR to 1 999 EUR – 10%
- From 2 000 EUR – 10.5%
Important: investments made separately are not aggregated.
We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
