We present a new financing project “Patalpos Siugzdinio G17”, the funds of which will be allocated to the purchase of real estate. The amount to be raised is EUR 50 000.

“Patalpos Siugzdinio G17” is a newly built two-story building with an area of 409.83 square meters in Kaunas, with commercial premises on the first floor and apartments on the second floor.

About the project owner:
The owner of the project has the status of a reliable developer and, together with PROFITUS, financed four real estate projects (Azuolyno G19, Azuolyno G21, Azuolyno G23, Butas Laisves aleja). The company UAB “Jonresta” has experience in real estate development. Implemented different real estate development projects with a total area of 4 150 square meters.

The aim of the project:
The owner of the project will equip the purchased building to partial completion and sell it. There is already a buyer for the building. The planned sales revenue is EUR 810 000.

To secure the interests of investors, real estate is pledged with a secondary mortgage:
To secure the interests of investors, a plot of land, apartments and commercial premises are pledeg at the address V. Šiugždinio str. 17, Kaunas. According to an independent real estate appraiser, the value of the property pledged to investors is EUR 592 600.

The existing primary mortgage is administered by Profitus, so all investments are protected. LTV of the whole project (primary and secondary mortgage) – 64%.

Interest by investment amount:
– From EUR 100 to EUR 999 – 13%
– From EUR 1 000 to EUR 9 999 – 13,5%
– From EUR 10 000 – 14%
