About the project:
In 2019–2020, the developer built four rental apartment buildings with a total of 136 apartments. The project was developed for Maxima Group to provide housing for its employees, as Maxima operates a large logistics center nearby. The buildings were constructed in accordance with Maxima’s high-quality standards, with special attention to construction quality, fire safety, and other technical requirements. Later, the project owner began leasing the apartments independently. Currently, the developer plans to temporarily close one building for renovation, with the goal of gradually refurbishing all of them to meet current market standards. The company seeks to refinance its existing loan with LHV Bank, allowing for an interest-only repayment structure and deferring principal repayment until maturity. This approach optimizes cash flow and directs more funds toward property renovations.

Estonian real estate market and Peetri region:
Over the past two years, Estonia’s real estate market experienced a cyclical slowdown, followed by a stabilization phase. Despite moderate demand, price levels remain high due to increased construction costs and inflation since 2022. Transaction values grew 17% year-on-year in Q2 2025, while market activity remained about 15% higher than at the beginning of the year.

Annual real estate investment volumes in Estonia range between EUR 200–300 million, with the most active sectors being logistics, warehousing, and residential real estate.

Rae municipality and Peetri settlement near Tallinn remain among the most attractive areas for development due to strong infrastructure and favorable location. With Euribor dropping from 4.1% to around 2.1% (as of September 2025), bank lending has become more accessible, boosting market activity.

Loan information:
The loan will be repaid through refinancing in another financial institution, with interest payments to investors made from the company’s operating income.
