Phase II of the staged financing project "Komfortiski soduose". The loan is for residential development. 78.81 sq. m area one-room house. The house is being built on a 5.3 a plot of land, Silenu st., Vilnius. The planned sale price of this house is 122-130 thousand euros. The project is being implemented rapidly, the developer has already built the brick walls of the house, installed the partitions of the premises, ordered the windows and doors and the roof covering. After this funding phase, the house will be registered and a new real estate appraisal will be performed. After building and selling the first house under construction, the developer plans to continue the project and build 15 houses on different plots. Unique design - one-bedroom houses will be on one floor with mezzanine. There are also high ceilings in the living room and large shop windows. It is planned to build a house of extremely attractive square footage - up to 80 sq. m. To protect the interests of investors, a 5.3 a plot of land is being pledged, where the project is being developed. In addition, another plot of land, 7.96 a, at Carnation Gardens str. 11, Vilnius. The developer of this project has experience in the field of real estate and has developed real estate projects with a total area of ??more than 15,000 sq. m. Maximum planned amount of project financing: EUR 75,000. The borrower will have the right to borrow additionally in other stages, provided that it does not exceed the maximum LTV of 70%. The project is funded by the current valuation of the mortgaged property. Once the maximum LTV is reached, a new valuation of the property will have to be performed and further stages of the Project financing will be announced and collected only if the set maximum LTV is not exceeded. We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days. without raising funds.
