We are introducing a new phase financing project “Grendaves dvibutis.”, project owner will use the funds to develope a duplex. The amount to be raised is EUR 41 800.

The aim of the project:
The project owner will used the funds raised for development of a 307 square metres duplex at Grendaves st. 46, Vilnius. The duplex will be furnished to full completion. The projected sales income is EUR 736 800.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To ensure the interests of investors, a plot of land of 11.01 acears and a duplex house of 307 square metres are pledged at Grendaves st. 46, Vilnius. According to an independent real estate appraiser, the value of the property pledged to investors is currently EUR 76 000.

The maximum planned amount of funding for the project is EUR 400 000. The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV. Once the maximum LTV is reached, a new valuation of the property will be carried out, and the further stages of financing the Project will be announced and collected only if the set maximum LTV is not exceeded.

Interest by investment amount:
– From EUR 100 to EUR 499 – 10%
– From EUR 500 to EUR 1 999 – 10.5%
– From EUR 2 000 to EUR 4 999 – 11%
– From EUR 5 000 – 11.5%

We plan to raise the amount within 7 days, with the possibility of extending it to 21 days if the funds are not raised.
