Investors can select individual real estate projects of their choice, each secured by a first-ranking mortgage over the financed property, notarially recorded by a dedicated notary (HVG Law). Returns of 7–9% p.a. are paid out monthly for the duration of the loan, with terms ranging from 6 months to 3 years. Both natural persons and legal entities (companies) may invest. FundCo also represents investors collectively in the event of borrower default, pursuing recovery on their behalf.

- Financing for real estate transformations, land acquisition, and new construction (residential and commercial).
- Financing up to 80% of the purchase value and up to 100% of construction costs, with a maximum LTV of 80%.

For borrowers: 2% one-off origination fee (VAT-exempt) on the initial principal; 0.5% one-off exit fee (VAT-exempt) on the initial principal upon termination; 0.35% per year administration fee (excl. VAT), billed monthly over the initial principal. Application is free.
