About the Project:
The project owner has acquired a land plot in Vilnius and is developing a residential project — a total of 15 semi-detached houses are being constructed, with a total area of 1 369.87 m². All houses will be fully finished and intended for sale to end buyers. According to the project owner’s calculations, the total planned sales revenue will amount to 3 315 703 EUR excl. VAT. The project implementation is currently in an advanced stage.

  • Completed construction works:
    The walls and three-storey structures of all buildings have been constructed.
  • Roofs have been installed.
  • The façades of 3 houses are fully completed, and façade works for the remaining 12 continue actively. Interior works up to full partial finish are underway.
  • Paving installation and roadway asphalting works are being carried out in the surrounding territory.

According to updated but not yet registered cadastral measurements from 2025-11-13, the actual construction completion of the semi-detached houses ranges from 74% to 89%. The Real Estate Register currently records a 21% completion level.

Utility connections (water supply and electricity) have been installed on-site.

Since the start of construction (including the land acquisition), approximately 1 761 133 EUR has already been invested into the project.

Funds raised in this stage will be used to continue real estate development works. The project owner plans to sign the first purchase–sale agreements by October 2025, and to complete and fully realize the entire project by April 2026.

Loan information:
The loan will be repaid from property sales revenue, while interest to investors will be paid from the company’s working capital and advance payments.

Maximum financed amount: 2 000 000 EUR (1 215 830 EUR already raised). The project is financed based on the current valuation of the pledged asset until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new valuation must be performed, and further financing stages will be announced and raised only if the maximum LTV is not exceeded.

The planned project term is 5 months, but no longer than 2026-04-27.

The required amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if the funds are not fully collected.
