About the Project:
The project owner has acquired 8 land plots with a total area of 7,198 m², located in Užliedžiai, Kaunas district. The plots are intended for the construction of 8 semi-detached residential houses (a total of 16 apartments). Each apartment is planned to have an area of 87 to 92 m², with a total sellable area of approximately 1,408 m². All apartments will be finished up to the partial finish stage and offered for sale. The target sale price is 1,460 EUR/m² excl. VAT, generating expected total revenue of approximately 2,055,680 EUR excl. VAT. Construction is scheduled to start in July 2025, and be completed by September 2026.

In this stage, funds are being raised to refinance an existing loan from another credit institution. In future stages, funds will be allocated to construction works up to the partial finish phase.

Loan Information:
The loan will be repaid from apartment sale proceeds, and interest to investors will be paid from the company's operational income and received advance payments.

The maximum planned project financing amount is 1,400,000 EUR. Financing is based on the current appraised value of the mortgaged property, up to the defined maximum Loan-to-Value (LTV) ratio. Once the maximum LTV is reached, a new valuation will be required, and further financing stages will be launched only if the LTV limit is not exceeded.

The planned fundraising period is 7 days, with an extension of up to 30 days if the target amount is not reached.
