We present a new phased financing project - "Ryto namai". The raised funds will be used for the development of real estate. The amount to be raised at this stage is EUR 800 000.
The aim of the project:
The owner of the project plans to purchase a 93.36-acre plot of land for which a construction permit has been issued. Currently, the development of a 1 952 square meter, 30-apartment, 5-story A+ energy class apartment building has already begun on the plot of land. After the completion of the construction works, the apartments will be sold. Estimated sales revenue is about EUR 4 000 000.

To secure the interests of investors, a 93.36-acre plot of land and a 1 952-square-meter apartment building under development are pledged at Duburio st. 4, Vilnius. According to an independent real estate appraiser, the value of the property pledged to investors is EUR 2 790 000.
Maximum planned amount of funding for the project: EUR 1 500 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
- From 100 EUR to 999 EUR – 9%
- From 1 000 EUR to 4 999 EUR – 10%
- From 5 000 EUR to 24 999 EUR – 11%
- From 25 000 EUR to 99 999 EUR – 12%
- From 100 000 EUR – 13%
Important: investments made separately are not aggregated.
We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days without raising funds.
