We present a new staged financing project "Nemirsetos gintarines kopos", the funds of which will be used for real estate development. The amount to be raised at this stage is EUR 62 500.
The aim of the project:
The owner of the project is developing a semi-detached house consisting of 2 flats and an apartment building consisting of 4 flats (in total 6 flats) on a 12-acre plot of land, with a total area of 320 square meters, at Klaipedos highway 6H, Palanga. Apartments in the semi-detached house will be 60 square meters each, and in the four-flat apartment - 50 square meters. The flats will be sold partially furnished, but also fully furnished if needed. The planned sales revenue of the entire project is about EUR 960 000. Currently, the foundations are being laid in the project.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors, a plot of land with an area of 12.07 acres is pledged, at Klaipėdos highway 6H, Palanga. According to an independent real estate appraisal, the value of real estate pledged to investors is EUR 125 000.
Maximum planned amount of funding for the project: EUR 300 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.

- From EUR 500 to EUR 1 999 - 10%
- From EUR 2 000 to EUR 4 999 - 10,5%
- From EUR 5 000 to EUR 9 999 - 11%
- From EUR 10 000 - 11,5%
