We present a new financing project "Baltai Sala". A part of the mobilized funds (½) will be used for the completion of finishing works of 4 houses under development, environmental management and preparation of documentation. The remaining part of the loan will be used to cover existing financial liabilities. The amount collected is EUR 296 000.
"Baltai Sala" is a part of "Baltai", a newly built residential quarter located on the outskirts of Vilnius. This project finances 4 houses with a purpose of 6 months period will be changed to residential. Currently, all 4 houses (which are made up of 13 economic segments) are almost completed, finishing work is underway. Each house has an area of ??8.6-8.8 acres. When the finishing works are completed, these houses will be sold, the estimated selling price is 1,400-1,500 euros per square meter. The registered completion of the houses built in the project reaches 100%.
To protect the interests of investors, 4 plots of land with a total area of ??34.93 acres with 13 farmhouses are pledged. Pledged land plots with fully equipped, farmhouses, Vilnius city, Zubiški? str. 85. According to an independent real estate appraiser, the value of the mortgaged real estate is EUR 440,100. The loan-to-value ratio (LTV) is 68%.
The project is located in a quiet and natural place away from the city centre but in an infrastructurally convenient location. 19 km to Vilnius city centre, 10 km to Trakai.
