We present a new staged financing project - "Namas Berzu g.". The funds raised will be used for the development of a real estate project. The amount to be raised at this stage is EUR 28 000.
About the project:
The project owner is building a one-apartment house. The house will be one-story, 124.4 square feet, with a 44.79-square-foot shed for two cars. Living space will be 74 square meters. The house will have three separate bedrooms, one bathroom, a shared kitchen and living area. The planned income from the sale of the house is EUR 165 000 . The foundations of the house are currently being poured. The funds for the first phase will be used to start masonry work.

To secure the interests of investors, three plots of land with a total area of 39.44 ares are pledged in Vilnius district, Pikeliskes village, Berzu and Sauletekio streets. According to an independent real estate appraiser, the value of the mortgaged real estate is EUR 45 700.
Maximum planned amount of funding for the project: EUR 100 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
- From 100 EUR to 999 EUR – 8%
- From 1 000 EUR – 9%
