The aim of the project:
The owner of the project plans to purchase a building with 19 apartments and one administrative room in the Los Cristianos region of Tenerife, Spain. The project is located right next to the beach. The apartments will be for rent. A small restaurant will also be located in the building, where future vacationers will be able to have a great time. The estimated monthly rental income of all apartments is about EUR 44 400.
To secure the interests of investors, real estate is pledged with a primary mortgage:
Land plots, apartments and houses located in Vilnius and the Vilnius district are pledged as a means of security to secure investors' interests. The mortgaged properties are located in attractive and highly demanded areas of Vilnius. You can find more detailed information about the assets to be pledged under the "Securities". According to an independent real estate appraisal, the value of real estate pledged to investors is EUR 2 098 400.
Maximum planned amount of funding for the project: EUR 1 600 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded. The loan-to-value ratio (LTV) in this phase 10%.

- From EUR 500 to EUR 1 999 - 9%
- From EUR 2 000 to EUR 4 999 - 9.5%
- From EUR 5 000 to EUR 9 999 - 10%
- From EUR 10 000 - 10.5%

About the Profitus
Profitus is a crowdfunding and investment platform whose main goal is to make investment available to everyone. Investments start at 100 euros, and the platform is open 24/7. Investments are secured by pledging real estate and other collateral (e.g., indemnity or warranty). Different projects have different security tools that users can access in self-service for each project.
