We present a new financing project - "Lauru kvartalo pletra". The amount raised will be used for real estate development. The amount to be raised is EUR 153 000. This loan will be covered by the proceeds from the sale of the property.
The aim of the project:
The project owner is developing a residential quarter at Laurų St., Kaunas District. There are currently 9 two-apartments houses in the project. All 18 apartments have already been sold, preliminary sales agreements for 14 apartments have been signed, and 4 are notarized. The average selling price of a two-apartment apartment with partial finishing is EUR 70 000. Revenue from the sale of all apartments will amount to EUR 1 260 000. For the raised funds, the project owner will pay in full for the land plots, purchase boilers for the remaining houses, and arrange documentation for construction permits for other land plots.
To ensure the interests of investors, a real estate primary mortgage is pledged:
To protect the interests of investors 3 residential houses with a total area of 207.72 square meters, with a plot of land belonging to them (10.09 ares) are pledged at Lauru st. 13, 15, 17, Kaunas district. According to an independent real estate appraiser, the value of the mortgaged property is EUR 219 000.
Interest by investment amount:
- From 100 EUR to 999 EUR – 9%
- From 1 000 EUR to 4 999 EUR – 9,5%
- From 5 000 EUR – 10%
