About the Project:
The project owner has developed a 534.02 m² residential building at Tolimosios Sodų 4-oji St. 2, Vilnius. Currently, the building has 12 fully furnished apartments rented for long-term, ensuring stable income. Each apartment has separate cold and hot water and electricity meters. The registered property completion is 100%.
In the last financing stage, the project owner furnished the remaining 2 basement apartments and rented them out. The sale of these units is planned in about 6 months, after a new property use agreement is formalized. The expected sale price is from 110,000 EUR to 130,000 EUR excluding VAT per apartment. The other apartments are planned to remain rented for at least another year. The current rental income is 6,215 EUR/month or 74,580 EUR/year.
The funds raised in this stage will be allocated to refinance the current PROFITUS loan and provide additional working capital for minor repairs in the staircase and several apartments.
Loan Information:
The loan will be repaid from the sale proceeds of the basement apartments and revenue from another ongoing development, or via refinancing with another credit institution. Interest will be paid from rental income and the project owner’s business activity.
The maximum planned project financing is 540,000 EUR (321 100 EUR already raised). The project is financed according to the current valuation of the mortgaged property until the maximum loan-to-value (LTV) ratio is reached. Once the limit is reached, a new valuation is required, and further financing will only proceed if the LTV is not exceeded.
The target amount is planned to be raised within 7 days, with an extension of up to 30 days if needed.
