About the Project:
The project owner plans to acquire a land plot in Kaunas, in the Šilainiai district, near the Neris River, and develop a residential housing project. The plan includes the construction of 8 semi-detached houses, with sizes ranging from 86.05 m² to 114.57 m². Construction is scheduled to begin in April 2025, with completion expected in April 2026. The apartments will be sold with partial finishing.

The plot where the project will be implemented is being acquired with a valid building permit, ensuring that construction can start immediately without any additional delays related to documentation preparation or permit approvals. This guarantees a smooth project launch and faster implementation. The project is located in an exclusive and rapidly developing area of Kaunas, just a few steps from the Neris River. This attractive location and excellent connectivity to the city center ensure high demand for residential housing, making the newly built semi-detached houses in this area highly marketable.

Loan Information:
The loan will be repaid from real estate sales revenue, which is planned to be 3,104,588 EUR excluding VAT. Interest payments to investors will be made from the company's owner's accumulated personal funds and business income.

The maximum planned project financing amount is 2,100,000 EUR (EUR 260 000 already raised). The project is financed based on the current valuation of the pledged asset until the predetermined maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation will be required, and further financing stages will only be announced and collected if the set maximum LTV is not exceeded.

The targeted amount is planned to be raised within 7 days, with the possibility of extension up to 30 days if the full amount is not collected in time.
